在高层建筑外墙施工中，由于施工操作不当，而造成的防水砂浆层裂缝、空鼓、脱落等质量问题，主要原因如下：

1.没有按规定分层抹灰，按照防水的要求，抹灰应分5次进行，而施工单位为了抢进度，采用一遍成活的抹灰方法。
1. If the plastering is not carried out in layers as required, the plastering shall be carried out in five times according to the waterproof requirements, and the construction unit adopts the plastering method of one-time survival in order to speed up the progress.
2. 基层处理的不好。外架管孔洞眼没有堵塞好，墙体表面的灰尘污垢及灰浆清理不彻底，未提前对基层洒水湿润，墙体处于干燥状态。在这种状态下施工，砂浆中水分快速被基层吸收，势必造成空裂、强度降低。

3.抹灰砂浆配合比不准确，砂浆标号过大。这样不仅造成材料的浪费，还导致砂浆的收缩裂缝。

4.水泥砂浆压光后，外刷一层素灰，素灰与水泥砂浆收缩程度不同，致素灰面层干裂。

5.施工后养护不良，温差及风干造成抹灰面层收缩产生龟裂纹。
